The small-store tenant's guide to shopping center leases

Article Abstract:

Shopping center leases usually consist of 50-100 pages of legal paperwork in very small type. A tenant needs to understand the provisions of a lease because most of them will benefit the landlord. A tenant who understands the key points of a shopping center lease can discuss any changes that they want with the landlord's representative rather than having the attorneys discuss the desired changes.

Can prestige value be quantified?

Article Abstract:

Some highly recognized properties hold 'prestige value,' which raises their market values above levels that can be calculated using standard discounted-cash-flow techniques. In order to determine appropriate values for prestige properties, prestige value should be incorporated into discounted-cash-flow analyses. Three general approaches to quantifying prestige value are delineated.

Exculpatory provisions in commercial leases before and after September 11, 2001

Article Abstract:

The advantages to landlords of including exculpatory provisions in leases are discussed. Particular attention is given to how the situation has been affected by the terrorist attacks of Sep 11, 2001. The advantages of including exculpatory provisions benefit both single-asset units and units with more than one asset.
