What every valuer should know

Article Abstract:

UK courts dealing with negligence claims have for many years held both surveyors and valuers liable to their clients if they are shown to have not been aware of something which, in the view of the judge, would have been known by a reasonably competent valuer or surveyor. This was seen in the case of Izzard v Field Palmer, in which the judge found that the surveyor should have been aware of the potential problems associated with a type of large panel building system using concrete panels and timber cladding.

A valuer's role in bank finance

Article Abstract:

There are still very mixed views about the role of valuers in producing valuations for bank lending purposes. Some valuers have not really made a positive contribution to the bank's decision-making process, and there has also been conflict over the different between price and worth. It is vital that valuers inform banking clients about how and why views have been formed, and considerable attention must also be given to forecasting value.

Article Abstract:

An analysis of the role of a value in ensuring efficient allocation of property in the real property market, considers the first condition of perfect information on price. Specialist providers of price information are need as the lay person would not have the necessary knowledge to accurately estimate the price of a property. A valuer will also often act as an intermediary between buyers and sellers.
