Can't afford to buy? Why not split the cost

Article Abstract:

Those who cannot afford to purchase their own home may wish to consider entering into a shared ownership agreement with a housing association. Under such agreements, the purchaser buys half the property, while the housing association purchases the other half. The purchaser pays a mortgage on the half bought and a reduced rent on the other half. There are almost 300 housing associations offering shared ownership housing in the UK. Just 25 of these associations took more than 81,000 enquiries about shared ownership in 1997.

UK housing developers are competing very fiercely to attract purchasers. Incentives such as mortgage subsidies, part exchange and chain breaking ensure that developers can sell their homes quickly, thus boosting their cash flow and profit margins. Fairview Homes, for example, will assist potential purchasers with arranging a mortgage through certain banks and building societies, and these loans can be linked with the payment of a purchaser's 5% deposit or a mortgage subsidy of up to 3,000 pounds sterling.

Lenders warn of severe slowdown in homes market

The rise in house prices in the UK will slow down in 2002, according to the Council of Mortgage Lenders and the Royal Institution of Chartered Surveyors. Neither organization anticipates a crash in prices similar to that which took place in the early 1990s.
