There can be a number of advantages associated with selling a house privately, rather than through an estate agent. Potential viewers can be carefully questioned about whether they are really serious about moving house, for example, and considerable cost savings can made on estate agents' fees. However, it is also important to be aware that not using an estate agent can bring problems. In a private sale, there is no third party to negotiate on sensitive issues, and estate agents also have contacts that can be useful if work needs to be done very quickly.

Some United Kingdom estate agencies offer clients whose house sale they have already managed help with finding a suitable property to buy. This service is particularly useful for clients who work very long hours and do not have time to look at many potential properties. Some observers feel that offering both buying and selling services could present estate agencies with a conflict of interests. At present, the code of practice does not cover acting for purchasers, but this may change.

Divorce creates a goldmine for estate agents

Estate agents in the UK derive a significant proportion of their business from couples who are divorcing and need to sell the family home. Divorce-related work can often be extremely sensitive, especially if the divorce is acrimonious. Estate agents often have to advise the divorcing couple on a wide range of issues, but recognize the need to avoid taking sides. It is unusual for a divorce-related sale to go smoothly.
