Evaluating office decentralization of a financial center: the case of Hong Kong

Article Abstract:

The government of Hong Kong has adopted the policy of establishing new office centers based on their proximity to Mass Transit Railways (MTR) stations. An analysis of the city's permissive land use regulations, coupled with the proliferation of mixed used zones, reveals that the territories' rent profile is a result of competitive land market evolution that is unaffected by central planning. This leads to the conclusion that, despite the decentralizing effect of the MTR, the position of Hong Kong's Central Business District will not be affected.

Expansion of the frontier and city of freedom

Article Abstract:

The ways in which development of central regions and the evolution of frontier regions in Japan are closely interrelated with each other are illuminated. The five different stages of state formation in Japan along with the rapid growth of the nation are examined.
