Residential mobility and mortgages

Article Abstract:

The applicability of mortgage applications data in mobility and location options is described with the use of a housing spell duration model based on representative mortgage loans from Chemical Bank. The use of a points indicator, derived from the amount paid for by borrowers to avail of interest rate reduction, is a good determinant of mobility for low loan-to-value (LTV) borrowers. However, for high LTV borrowers points are not reliable indicators owing to the unexpected decrease in property values and unaffordable downpayment demands for a new house.

The effect of income and collateral constraints on residential mortgage terminations

Article Abstract:

The influence of post-origination income and collateral restrictions on the finalization of mortgage settlement is studied using micro data. Specifically, the attitude of 5042 consistently paying house owners are evaluated in the time period of 1985 to 1987. Results indicate that homeowners who are compelled by earnings or collateral exhibit dissimilar mortgage completion manner from those without restrictions. In addition, specific household data are only necessary in determining whether a particular household is obliged by earnings or collateral.

Evaluation of the shape of residential lots in land-readjustment projects

Article Abstract:

Land-readjustment projects seek to add value to land by reshaping lots and providing community facilities. The appropriate evaluation of residential lots based on lot shapes is crucial to the success of such projects. A system of evaluation for rectangular lots was developed based on the super-additivity property, which is deemed to be a reasonable requirement in land-readjustment projects.
