Existing home sales surge, then hit plateau: momentum will spill over into remodeling, move-up markets
Article Abstract:
The increase in single-family home sales in the 4th qtr 1992, which was tabbed 15% higher than the mid-year record by the National Association of Realtors, is attributed to low interest rates and revitalizing economy coupled with job and income gains. This sales surge is expected to spill over to related fields such as remodeling and move-up markets. However, the sales increase leveled off at the top in the first two months of 1993 which may be due to bad weather conditions. It is also unlikely that the pent-up demand of the past years will be exhausted in 1993.

The housing industry will have slow growth in 1993. Some of the reasons for the forecast include tough lending standards, depressed consumer confidence and high debt balances for consumers, government and businesses. In the new construction category, residential housing should gain about 10.8%. The remodeling sector of the construction industry should also have low growth, partly because of low household income and weak labor markets. Light commercial construction will continue to have sluggish growth through 1994.

Experts predict gradual improvement in an undramatic economic recovery

The recovery in the US home construction industry was slower than expected in 1992, but will pick up in 1993. Total starts had an 18.3% gain in 1992, and will have a 9.4% rise in 1993. Growth came from only the single-family sector, as multifamily construction fell by 2.2%. Starts will total over 1.3 million in 1993. Remodeling had a 29.4% increase in 1992, and will have record growth across the US in 1993.
