There are a number of deals in progress that could have a significant impact on Australia's A$4 billion property syndicate sector. Changes are taking place as smaller managers face the challenge of retaining the viability of their activities and large managers move into direct property investments. Ongoing management fees are relatively low, causing problems for managers of businesses with asset bases of less than A$200 million.
