Techniques and strategies to use in workout negotiations

Article Abstract:

To successfully negotiate loan workouts is to save an ailing business. To do so, several requirements need to be met. The negotiating team should be well chosen, the expected result should be predetermined, meetings should focus on objectives, power sould be applied when necessary, persons with authority should be known, baits can be offered and the negotiating techniques applied by the other party should be considered. An effective settlement is one where all parties benefit from the agreement.

Excerpts from an extensive report on building diagnostics demonstrate the range of technical factors. Building diagnostics is the use of contemporary methods of measurement to raise the level of performance of buildings. Knowledge concerning the original purpose of the building, its current uses, environment and history are necessary to measure value. Nine major concepts are identified and explained in determining building diagnostics.

The advent of the computer and related communication equipment have implications for office building developers. Some of them are explored. Methods of communications within an office building are many. Three basic approaches for making a decision are identified. There are suggestions about what expertise a developer should have. Determining the needs of future tenants is necessary before making a communications decision.
