Two faces of consolidation

Article Abstract:

Just eight companies are still around who were part of the 25 largest mobile home park owners in 1988, but they hold much larger portfolios, even as young risk takers are adding to portfolios of second tier properties. The positive face of consolidation is increased investor participation, formation of the manufactured housing community councils, rising property values, and more certified property managers. The negative face is higher pressure to perform, inactive memberships of associations, excessive rent growth, and entry of non-certified property managers raising failure risks, which impact badly on the industry.
