Alternatives to grid pattern developments

Article Abstract:

A comparison of four grid patterns on an imaginary 40 acre area showed that the basic grid pattern was the most economical, had the highest density but used the most roadways. The curvilinear, though not as cost and space efficient was the best for irregular ground contours. The neighborhood grid was the most marketable while the subdivision was the most expensive nad had the lowest density. Developers must take into account particular area factors to determine which pattern to use.

The success of every manufactured home community developer depends on the effectiveness of his working relationship with local building officials who approve applications for rezoning of raw land. To get a land-lease zoning from the local government, the developer should tackle significant issues concerning the crowding of schools, traffic congestion, depreciation of homes, and local budget among others.
