Cooperation between housing associations and local authorities could play a significant role in urban redevelopment, according to housing association Guinness Trust Chief Executive Mike Cohen. He reports that Guinness Trust is already working with some local authorities to consider what they would do with their land with Guinness and then tendering the rest to developers to achieve the highest prices. It is important to find ways of generating revenue to support community facilities, according to Guinness Trust Development Director June Barnes.

Increasing amounts of air pollution caused by cars is forcing the UK government to introduce laws to cut vehicle emissions and pursue a sustainable development policy by seeking to persuade developers to build homes near to shops, offices and public transport access. One architect who has taken the concept beyond traffic control is planning a sustainable garden village that encompasses housing and workplaces. The village could produce its own electricity, combustible fuel, water and some food needs.

New guidelines from the UK's Housing Corporation include an initiative called Scheme Development Standards Plus, which will help social developers finance homes designed for loft conversion and remodeling. The initiative is aimed at stopping growing families moving out of cramped housing because it can disrupt community continuity and lead to unsuccessful estates.
