Article Abstract:

Builders must be able to come up with creative ways in dealing with structural change in the market economy. This means that builders must determine how many people can best perform with the highest productivity. They must be able to recognize that customers want value and courteous service. They must also be able top come with innovative ways in marketing their products and must be willing to spend money on the value of promotions and public relations. Lastly, builders must not be afraid to diversify into other related activities such as remodeling and land recycling.

Real estate developers should consider demographic data when planning their marketing strategies since these could provide untapped markets. They should consider immigrants who value real estate because it represents personal property, status and a good investments. Other potential markets include the elderly population, the childless married couples and the people who are at their optimum earning years. Developers should explore other products that can create niche markets and provide opportunities to expand the business.

The construction industry will face many challenges in 1993 that can be met with proper leadership. The principle of 'Kaizen,' which was developed in Japan and which specifies gradual and continuous improvement, should be the goal of every company hoping to compete in a fast-changing market. All aspects of a company's work force must try to effect improvements in communication, job skills and morale.
