Wisconsin judge overturns restrictive covenant

Article Abstract:

Circuit Court Judge Bruce Schmidt in Winnebago County in Wisconsin has decided against a group of neighbors who were preventing the defendant, Harriet Schnasse, from siting a manufactured home into their subdivision by invoking a restrictive covenant. Harriet Schnasse wanted to locate her manufactured home in her own lot in Southview subdivision in Neenah, WI, but her neighbors invoked the covenant, which could force Schnasse to remove her home if she went ahead with the siting. The Wisconsin Manufactured Housing Association filed a lawsuit and opted for a court decision that would break all other broad subdivision restrictions.

Why MH communities are superior real estate investments

Article Abstract:

Manufactured home communities can be profitable real estate investments. Barriers to market entry such a zoning laws and the long duration of filling up communities reduces competition and allows rent increases to outpace increases in expenses. The five factors to be considered in weighing investments in manufactured home communities against other real estate investments are free-and-clear equity internal rate of return and equity cap rate, market rent change rate, operating expense change rate, and residual cap rate.

Article Abstract:

The common perception that manufactured homes are of questionable quality and are bought only by low-income people must be countered by industry managers. This mistaken belief was demonstrated by best-selling author John Grisham's complaint against mobile home parks and a retail sales center for prefabricated houses destroying the beauty of the surroundings of their property in Lafayette County, MO. Industry managers have the responsibility of pointing out the truth to eradicate the myths about the industry.
