Liability transfers: an economic assessment of buyer and lender liability

Article Abstract:

Efficient conditions are studied under which liability can be transferred to purchaser from vendor for a contaminated piece of property at the point of sale, and then to the lender who funded the acquisition in debt-financed foreclosure purchases. Two major possible inefficiency sources are presented which can affect liability transfer efficiency according to their magnitudes. The two sources depend on the likelihood that when liability is imposed the parties are judgement-proof.

The Contribution of L.C. Gray to the Economic Theory of Exhaustible Natural Resources and its Roots in the History of Economic Thought

Article Abstract:

The history of natural resource economics prior to 1914 is reviewed, and found to be an adjunct to land rent. L.C. Gray introduced the theory of conservation, but was largely overlooked until recent times. Gray's theory of the mine is reevaluated. Optimal conservation is obtained through economic efficiency and intergenerational equity.
