Evaluating master trust insurance programs

Article Abstract:

Real estate professionals have been promoting the development of master trust property programs to obtain consistent treatment in the areas of substandard properties, liability limits, deductibles, coverages and property valuation clauses. The benefits of such programs include lessening overhead ratios within the trust unit, averting claims of disrimination between trusts on insurance issues and accomplishing the trustee's fiduciary duties in the area of insurance adequacy.

Suburban burglaries, alarms, and loss exposures: lessons for the insurance industry

Article Abstract:

Homeowners can avail of premium discounts on property insurance if they install effective burglar and fire alarm systems in their houses. The discounts, however, are not a motivating factor in the purchase of alarms. Results of a survey of three suburban residential areas show that homeowners purchase burglar alarms to prevent burglaries and avail of the built-in fire alarms.
