Braving a foreign field

Article Abstract:

Western firms planning to set up offices in foreign countries, particularly those with emerging markets, will have to learn to operate in less formal way. A vital job is to find an experienced local agent and a translator. Any offices should not be taken until they have been fully inspected and details on the lease scrutinized. The issue of giving bribes may need to be addressed. The office should be located near the business centre, have some telephone lines already installed and be served by local transport for local employees. Employment of security staff will be necessary.

Article Abstract:

Property developers and landlords in the UK should be aware that they could derive considerable advantages from offering office space with Internet access already installed. A landlord can used the power of purchasing capacity in bulk to offer extremely fast Internet access to all tenants at attractive prices. In these situations, a tenant's usage can be metered and charges made accordingly. In contrast, tenants of serviced office centres will be charged per connected PC. It appears that many multi-let office buildings offer the potential for connectivity.

Gainsborough Business Centres has already opened two hi-tech centres offering ready-made office space for short lets in London, England, and is seeking further locations. Its work is being supported by a private investor, and it is also obtaining income from a number of multinational tenants. It believes that there is strong potential for business centres which offer sophisticated technology. It is particularly keen to convince surveyors that serviced office space now has a very positive image.
