Is history set to repeat itself?

Article Abstract:

Prudential Portfolio Managers Director Paul McNamara suggests property should have a place in an investment portfolio but the cycle of boom and bust in the industry tarnishes its creditability. The property sector needs to show investors it can manage a boom period successfully. Some of the new banking institutions may not be aware of the signs which were apparent prior to the last crisis. There is a risk the increased lending by banks may lead them to investing on speculative schemes. Around 60 billion pounds sterling has been lent to the industry during 1998-99.

A considerable amount of property development is taking place in towns across West Sussex, England. Wessex Land and Developments is undertaking the 9 million pounds sterling conversion of the Dolphin and Anchor Hotel on West Street, Chichester, England, into four shops, for example, while Hargreaves Properties has purchased a 3.2 ha site in Littlehampton, England, with planning permission for 11,148 sq mt of B1 to B8 use. Internal demand is still the main driving force behind the property market in West Sussex.

Long time no see-saw

Article Abstract:

Northern Ireland is to see a rating revaluation which will update the rateable values of around 65,000 non-domestic properties to market rental values at Apr 1995. It will also take into account the physical characteristics of the properties at Apr 1997. It is believed that the average rate will be 35-40 pence in the pound, compared with the present average rate of 2.44 pounds sterling in the pound. This will be Northern Ireland's first rating revaluation since Apr 1976.
