The 1997 UK auction market has been very strong, with an increased amount of business forecasted for 1998. Industry experts suggest there are plenty of large investors looking for freehold property investment opportunities. Some new individual investors are also entering the market. There has been an increase in interest by speculative developers who are looking to redevelop secondhand offices. London, England, auction houses undertook 75 million pounds sterling in volume of business for the third quarter of 1997, an increase of 159% compared to the same time in 1996.

Some residential auctioneers have noted an increasing popularity, from the general public, in purchasing property by auction, during 1997. Regulated tenancy properties have been an extremely popular form of investment. Property experts forecast investment in residential property will continue to be a growth sector. The increase in interest rates, during late 1997, has helped to slow down the property market, reducing fears of an eventual decline. Some auctioneers report an increase in property sales of between 22-30%, with average prices increasing by 31% from 1996.

There has been a clear element of caution in the second half of 1998 following instability on world financial markets. Auctioneers predict improved margins on residential investments in 1999, although some observers have expressed concern about the fact that some auction houses are dramatically cutting their charges.
