It's getting mighty crowded

Article Abstract:

There is a shortage of office rental space in London's West End, in the United Kingdom, despite continuous development in the area. There is also a shortage of second-hand space to rent. Rents are around 40 pounds sterling per square foot and leases are being drawn up for 15 years. Pearl and Dean rented two floors of a property for 10 years at 32.50 pounds per square foot and Carlton took out a 15 year lease on property costing 35 pounds per square foot. The increased interest in the West End is because companies are prepared to move away from prime areas if rents are cheaper.

Retail property investors like to share their investments in projects such as shopping centres with other fund managers to minimize their risk. Investors consider the growth potential of the rent, the length of the lease and the type of tenants they may get. Mercury Asset Management has invested in the Putney Exchange, UK, after research confirmed that people living in the area are affluent and will have money to spend. Longer opening hours and a more prestigious supermarket have helped to make the Putney Exchange a thriving concern.

Article Abstract:

Slough, England, is experiencing growth in popularity as a location for offices and retail outlets. The industrial park, Slough Trading Estate, has some 95% occupancy rate with new construction projects planned for 1997. The owners of the Observatory shopping area plan to introduce a health club and a new department store to the center. In the past Slough has suffered from a poor image but the improvement in the property market has helped to restore some confidence to the area.
