Article Abstract:

A number of significant office property deals have been completed recently in Reading, England. This follows a period during which the town centre office property market had been very quiet. There are a number of new town centre buildings which are still vacant, and the area seems to have suffered as the number of companies relocating from London, England, has declined. Up to 23,225 sq mt will become available in the town centre following the decision by Foster Wheeler to move to the former Berkshire county council out-of-town headquarters building.

It is vital that any building to be used as a call center offers high levels of flexibility. However, UK developers have so far generally produced buildings that meet existing specifications, rather than offering flexibility for call center operators to adapt to the changing demands of information technology. Most developers are not offering shell and core units, even though many call centre operators require buildings at short notice. Call center operators have often converted industrial units in order to obtain space quickly and inexpensively.

Many companies are now making increasing demands of their office accommodation, expecting it to offer flexibility, energy efficiency, security and comfort. Flexibility is becoming a particularly important feature, and there is a strong trend towards adaptable interiors. Many office buildings are becoming more like hotels, with freelance employees 'checking in' for work.
