Caging the occupancy-cost gorilla

Article Abstract:

Corporate occupancy costs rank only second to labor costs among expenses of most firms. However, the increased supply relative to demand in office and factory spaces in the 1990s have allowed most corporate tenants to bargain successfully with their landlords who want to prevent tenant migration. A Site Selection 1992 survey showed that almost 80% of respondents are more likely to renegotiate their leases. Many firms are also auditing the building operating costs, property taxes and insurance to ensure that they are paying only for agreed maintenace and operating costs.
