Retail forces

Article Abstract:

There have been a number of significant developments in the retail property market in Somerset, England, recently. In Taunton, England, for example, the decision by Marks and Spencer to relocate from two stores to a new store which forms the main element of Lombard Street Developments' refurbishment of the former County Hotel has already led to significant changes in rent on some pitches. In Wellington, England, rival supermarket schemes are to go ahead, while in Street, England, the Clarks Village development has had little impact on the town's traditional shopping area.

Missing connections

Article Abstract:

Bedford, England, suffers from poor highway links which has led some companies to relocate. These companies include Texas Instruments, George Fischer and Wincanton Distribution. A new bypass is planned, but the town will be left with no strong link with the key M1 and A1 highways. There is space for companies to relocate at Milton Keynes and other towns and cities nearby which have better road connections. Estates in Bedford which are closer to the M1 route have less space available than other parts of Bedford.

Spirit is willing, but the flesh is weak

Article Abstract:

Estate agents acknowledge that there are problems with oversupply of office space in the West End of London, with possibly as much as 1.66 million sq ft remaining vacant. A lot of the space available is of the wrong size or in the wrong place, and therefore will not meet the more than 3 million sq ft of 'active' demand which is thought to exist in the West End. There has been very strong competition for the most attractive buildings, such as ICI Pension Fund's 6-7 Clifford Street, W1.
