Retailers cover up to attract

Article Abstract:

The demand for office space in Wolverhampton, England, is low although some local agents believe good quality office space would always find occupiers. The cinema company Hoyt has decided not to build a multiplex in Wolverhampton and the land may now be used for other types of facilities. The retail market in Wolverhampton is being improved, with average rents reaching 80 pounds sterling per sq ft. Some 8 million pounds sterling has been spent on renovation work to the Wulfrun Centre. Whilst the owners of the Mander centre may also be planning to refurbish their shopping centre.

Wansbroughs Willey Hargrave are planning to move into their newly constructed office accommodation in Mar 1999. The new building will give the company floor space of 33,000 sq ft on three storeys, at a cost of 14.50 pounds sterling per sq ft. The law firm is leaving a building of a similar size in Bristol, England but it was in need of extensive modernisation. The new property is located only 200 metres away from the building they are planning to vacate.

Gaps in the market

Many business parks have now been constructed in the UK, but property experts believe that there is still potential to build more business parks in certain locations. These include points where main motorway arteries meet orbital motorways and where new infrastructure is planned. There may also be potential for business parks inside city centres. These parks would benefit from high levels of public transport and good infrastructure.
