Rethinking the agenda: pre-lease negotiation of business terms

Article Abstract:

It is important for the tenant's attorney and other interested parties to be aware of the business terms that are important to a tenant before a lease agreement has been written. These business terms may include rent rates, lease term length, expansion options and sub-leasing flexibility. These business terms should be decided upon while the tenant can still walk away from the proposed lease.

Monte Carlo simulation: impact of tenant size and credit quality on office building risk and return

Article Abstract:

Size of tenants and quality of their credit can affect institutional real estate investors' profits from leasing office buildings. An office building model explains occupancy rate of the building on a monthly base and the cash flow generated by the lease. Economic aspects of office leases to small tenants vs large tenants are also analyzed.
