Article Abstract:

A group of property professionals from the West Midlands, England, discussed several issues which were seen as very important to the future of development in the region. Some of the panelists suggested the introduction of parking fees at the workplace, by a few local authorities, may cause occupiers to move elsewhere. They confirmed the car would be the dominant form of transport for workers. Some panelists pointed out older buildings, with more parking space, may become popular with occupiers. Many of the panelists agreed industrial occupiers were looking for shorter leases.

In the East Midlands, only 3.3% of available space is accounted for by new-build space, compared to a national average of 7.6%. According to Peter Delman of Innes England, the market is mostly lacking in units measuring up to 30,000 square feet. Speculative construction is being held back by tight industrial rents. HL Plastics has recently bought a warehouse in Somercotes; while Corrabox has leased one in Castle Donington.

Article Abstract:

The supply of new industrial buildings in Edinburgh and Glasgow is highly restricted yet developers are cautious about building speculatively. Continued shortages and pent-up demand are likely to produce increased rentals in the next few years.
