Article Abstract:

Winkhaus UK have agreed a 15-year lease on 40,000 sq ft building at the Venture Park development site, Kettering, England at a cost of 4.50 pounds per sq ft. Winkhaus UK has a yearly turnover of 7 million pound sterling, it is a subsidiary company of Winkhaus in Germany which manufactures security equipment. The new building will be used for offices, warehousing and as a showroom to display products. Winkhaus spent 400,000 pounds sterling refurbishing the building to their own specification and they have an option on an area of 15,000 sq ft if they decide to start manufacturing goods.

Potential occupiers of industrial and distribution facilities in Oxfordshire, England, are finding that there is very little space available. For this reason, they may have to consider design and build. Most industrial and distribution space is in Abingdon, England, but even here there is not much choice. The town of Banbury, England, has more than 557,400 sq mt of industrial space, but only 6,503 sq mt is actually available. Landlords are in a strong position to dictate terms, and some are not offering a rent-free period.

Fighting on the home front

Article Abstract:

Distribution is generally accorded a very low priority compared with other forms of land use in the UK. It is also facing growing competition for land from housing as the government seeks to increase the number of new homes constructed on brownfield sites. However, greenfield sites may become available to distributors as the government seeks to shift all development into towns where possible. PPG 4 recognizes the need for out-of-town development for distribution, an advantage not shared by other forms of development.
