Article Abstract:

There are signs of a revival in demand for industrial property in Belfast, Northern Ireland, but supply is still very limited. Developers are not being attracted to the industrial sector, especially as rents remain low, and it is difficult to make industrial developments profitable without grants. The few areas of movement in the city's industrial property market have tended to have links with the retail sector. The industrial sector could benefit from moves by Safeway, Sainsbury's and Tesco to establish a presence in Northern Ireland.

The retail property market in Belfast, Northern Ireland, is currently very strong, especially in the food sector. Leading supermarket chains from the UK are looking to establish a presence in Northern Ireland, and Sainsbury's, for example, is developing a retail park in southern Belfast. However, there has been little activity in the centre of the city since mid-1996, with tenants deciding to remain in profitable locations rather than move elsewhere. Retailers entering the city are being forced to look at secondary locations.

Newcastle-upon-Tyne, England, is becoming a favoured place for specialist design companies which are moving their retail outlets into the city. Rental value of an outlet in a prime area has risen to 250 pounds sterling per sq ft. Local agents suggest that the former Binns store should be redeveloped in order to ensure that the revival in the retail industry continues. The locating of well-known stores in the city is likely to reduce business for existing stores.
