Why diversification does work

Article Abstract:

Authors Michael Young and Donald King Jr. have argued that resources spent on property portfolio management should not be devoted to Modern Portfolio Theory-based portfolio construction techniques. They claim that Modern Portfolio Theory is not applicable to real estate because property returns do not follow normal distribution patterns. The reasons that this argument is incorrect are discussed.

Using "average occupancy" to compute landlord's cost recovery

Article Abstract:

An alternative method of calculating "recovery earned" can be useful to commercial property lessors who bill tenants monthly for the tenants' estimated shares of common-area expenses. The alternative method, which is based on average occupancy, can be performed quickly and can be used to check calculations made in the traditional way, which involves the use of a recovery schedule.

Monte Carlo simulation:stochastic contracting in landlord and tenant ease portfolios

Article Abstract:

An overview is presented of stochastic contracting in the context of landlord and tenant lease portfolios. Guidelines for the modeling of portfolios are provided and landlords are encouraged to use these in order to comprehend the performance of their leases.
