Leaseholders in the UK may be paying more than necessary for their buildings insurance because some freehold landlords are making considerable profits from arranging buildings insurance. The freeholder usually sets up an insurance broking company to arrange wholesale cover for all his properties. The landlord receives commission for arranging the cover through the broking company. Some observers now believe that all insurance deals should be totally independent of the landlord.

A slow wasting disease

Article Abstract:

Owners of a property with a lease which has less than 80 years to run may find it very hard to attract a purchaser if they wish to sell the property. It can be hard to obtain a mortgage on a property with a short lease, and this often deters a potential purchaser. This in turn reduces the value of the property. It is worth investigating the possibility of extending the lease by 90 years, as this can make the property significantly more attractive.

Accountants who cheat leaseholders

Article Abstract:

United Kingdom leaseholders should ensure that service charges are correctly explained. The Institute of Chartered Accountants (ICA) is exercising greater control over its members if they do not comply with legislation and supply service charge accounts. Leaseholders have the right to a written summary, and landlords have a duty to comply with this. Complaints can be made to the ICA if accounts for service charges do not comply with regulations.
