Cala Homes (South), division of Cala Homes, housebuilder, is using Total Quality Management (TQM) and Just in Time (JIT) techniques to boost efficiency and beat the recession. TQM is basically common sense, such as encouraging trades contractors to cooperate more. Site efficiency is also increased by using the JIT delivery system, in which all materials are supplied to the site two days before they are required. This system boosts cash flow and cuts down on damage and theft. Cala's use of JIT has helped to reduce the cycle of purchasing land, building homes and selling the homes to six months instead of 10 months.

A management contract is being used for the construction of a luxury house at Cadogan Place, Belgravia, London, England. The new building will contain five bedrooms, swimming pool, air conditioning and a lift and is being built on a very restricted site in an area with many sensitive and articulate residents. A public relations officer is on site along with the project manager and the builders are careful to inform and not to offend residents. Work is difficult because of the cramped site but the management contract has allowed construction to proceed quickly and saved the client money.
