Article Abstract:

A number of redevelopment schemes are currently planned for retail property in Bath, England. They follow the successful redevelopment of the Colonnades shopping centre, which was built in 1988 at a cost of 15 million pounds sterling but was purchased by London and Paris in 1996 for only 3 million pounds sterling. Most buildings in the city centre are listed, and so cannot be altered, but this is not the case with the Southgate centre, which is urgently in need of redevelopment. It is now planned to create 37,160 sq mt of retail space there by early in the 21st century.

Article Abstract:

The opening of the University of Lincolnshire & Humberside has had a significant impact on the leisure and retail property sectors in Lincoln, England. A number of new pubs and restaurants have been opened, and the city's retail offer is improving. There are plans for further leisure facilities in the lower level of Lincoln, with Lincoln Leaseholds promoting a multiplex development by Brayford Pool. The upgrade of the A46 and a direct rail link to London, England, would bring further benefits to Lincoln.

There has been strong demand for retail property in Birmingham, England. Capital and Regional plans to increase the amount of space at the Pallasades shopping centre, while Land Securities has gained outline planning permission for its Martineau Galleries scheme. It now plans to begin preparation works on a 16,258 sq mt first phase of the 139,350 sq mt scheme. The Pavilions shopping centre has been fully let for some time, and prime pitch zone A rents are around 2,368 pounds sterling per sq mt.
