Demand for distribution and industrial space in the West Midlands, England, remains high despite some firms experiencing a difficult time during 1998. The second-hand market has benefitted from the lack of new space, with rents reaching 5 pounds sterling per sq ft. Some speculative development has gone ahead at Merlin Park and more development is underway at Bromford Gate and Merlin Park II. Some observers point out there are too few vacant sites near motorway junctions. There is also demand for smaller industrial units.

A number of car manufacturers in the UK are considering shifting their distribution work away from the road network, using railways instead. This approach is having an impact on the way in which manufacturers select property. They are seeking sites with easy access to the rail network, and may want their own rail facility. Some observers believe that car manufacturers could even begin to use rail to bring components to their factories.

Magnet for distribution

Article Abstract:

Demand for distribution warehousing in Leicestershire is rising. Magna Park is currently the target of BT plans for a 380,000 square foot national distribution hub. Companies already located at the park include Toyota, Nissan, Asda, Argos and International Book Distributors. The BT move will result in near completion of Magna Park Phase 1; with Phase 2 to follow incorporating a road linking the park with Junction 20 of the M1.
